Orange County Multifamily Market Update: Q2 2026

Row of modern white multi-story townhomes

The Orange County multifamily market entered the second half of 2026 with continued rental demand, positive rent growth, and a substantial delivery of new apartments.

The picture varies by research firm and property segment. Some reports show stronger occupancy, while others show new supply temporarily outpacing demand. For owners and investors, the useful takeaway is that county-wide averages need to be connected to the specific properties and neighborhoods being evaluated.

Orange County Multifamily Market: Key Figures

The following figures come from Colliers’ Q2 2026 Orange County report. They are presented together to maintain a consistent reporting basis.

MetricQ2 2026
Occupancy95.6%
Average effective monthly rent$2,743 per unit
Annual effective rent growth1.4%
Apartments delivered during Q22,244 units
Apartments under construction3,929 units
Year-to-date investment sales volume$368 million

Colliers reported lower occupancy alongside increased effective rents and a substantial addition of new apartments. Colliers

Rental Demand Remains Active

New apartments are entering a market that continues to attract renters.

CBRE reported 1,958 units of positive net absorption during Q2, including 1,316 units in North Irvine. Its tracked market reached 96.4% occupancy, up 30 basis points from the previous quarter. CBRE also recorded 1,299 apartment deliveries during the quarter. CBRE

These results differ from Colliers’ occupancy and delivery figures. They should be read as separate measurements rather than combined into one dataset. Property coverage, definitions, and reporting methods can affect the results.

For an individual investment, the next step is to examine nearby competing properties: which units are leasing, how long they remain available, and whether advertised rents include concessions.

Rent Growth Is Positive, but More Moderate

Colliers reported average effective rent of $2,743 per month, an increase of 1.4% year over year. The firm contrasted that pace with much stronger annual increases during 2021 and 2022. Colliers

Northmarq also reported positive momentum, with rents increasing 0.6% during Q2 in its tracked market. Northmarq

Positive rent growth supports operating income, but it should not be treated as a substitute for property-level underwriting. An acquisition needs to make sense using the actual rent roll, realistic turnover assumptions, and applicable restrictions on rent increases.

New Supply Makes Local Competition Important

Colliers recorded 2,244 apartment deliveries during Q2, its largest quarterly supply addition since Q3 2024. It also reported that construction activity was moderating, with 3,929 units underway. Colliers

The practical implication is uneven competition. A property near newly delivered apartments may face a different leasing environment from one serving a separate price point or location.

Owners can assess that competition through effective rents, renewal activity, vacancy duration, and the cost of preparing units for new tenants.

Investment Sales Require Careful Comparisons

Colliers reported $368 million in year-to-date sales volume, down 34% from the comparable 2025 period. Its reported average price per unit was essentially unchanged. Colliers

Northmarq described a more concentrated transaction sample: its tracked 2026 sales consisted of Class C properties, with half occurring in Anaheim. The properties sold averaged 52 years old, compared with 35 years in 2025. Northmarq

This distinction matters. A change in average pricing can reflect a different mix of properties trading—not simply appreciation or depreciation across the entire market.

What Owners and Investors Should Watch

For owners, the operating priorities are occupancy, effective rent, renewal performance, and expense control.

For buyers, the focus should be on the relationship between purchase price and sustainable income. Review actual operating expenses, upcoming capital improvements, financing terms, and competing rental supply before relying on projected upside.

The Orange County multifamily market continued to show rental demand and positive rent growth in Q2 2026. The strongest investment analysis connects those broader trends to the building’s current performance and the local market it actually serves.
