5600 Beach Boulevard: What 281 New Homes Could Mean for Buena Park

부에나팍 시 표지판과 야자수가 있는 거리

Buena Park does not see large new neighborhoods very often. Most of the city was built out decades ago, so when a site of almost 14 acres is approved for housing, it is worth paying attention, whether you are planning to buy, already own nearby, or are watching the North Orange County market as an investor.

What Was Approved

The project at 5600 Beach Boulevard replaces the former Amway Nutrilite campus. Developer Shopoff Realty Investments received unanimous approval from the Buena Park Planning Commission and Airport Commission in May 2026, followed by a unanimous City Council approval announced in late July.

The plan covers about 13.76 acres and includes:

  • 231 for-sale homes: a mix of three-story townhomes (114) and duets, meaning two attached homes sharing one wall (117)
  • 50 affordable rental apartments for seniors

That is 281 homes in total. The developer expects homes to be delivered in 2029 to 2030, and the site sits near the Buena Park Metrolink station.

Why This Matters for Buyers

The interesting part is the type of housing. Duets and townhomes fill a gap between condos and detached single-family homes. They usually come with a private entry and no neighbor above or below you, at a lower price point than a detached house in the same area. For first-time buyers and young families who want to stay in North Orange County, that middle option is often the hardest thing to find.

It is still years away. If you need to buy in the next year or two, this project does not change your plan much, but it is a good reason to keep Buena Park on your list if your timeline is longer. When sales begin, new-construction pricing, HOA dues and any special assessments should be compared carefully with resale homes nearby.

If you are weighing these options now, our guide on townhomes vs. single-family homes in Southern California walks through the trade-offs.

What It Means for Current Owners Nearby

In the short term, very little. Construction and delivery are planned several years out, and a project of this size rarely moves resale values on its own. Over time, a well-planned new neighborhood can help a corridor by replacing a former corporate campus with residents who shop, dine and commute locally.

For owners thinking about selling in the future, new construction becomes a reference point for buyers. Updated resale homes nearby will be compared against brand-new townhomes, so planning upgrades and timing with that in mind can make a difference.

The Bigger Picture for Beach Boulevard

Beach Boulevard is one of Buena Park’s main commercial corridors, lined with entertainment destinations, restaurants and shopping centers. Projects that turn older, single-use sites into housing near transit fit the direction many Orange County cities are taking to meet state housing requirements. For investors and business owners, more residents along the corridor generally means more daily customers for nearby retail and service businesses, though the effect builds gradually.

What to Watch Next

  • Construction start and the developer’s sales timeline
  • Pricing and HOA structure once released
  • How the senior affordable units are leased and who qualifies
  • Other redevelopment along Beach Boulevard and near the Metrolink station
